Cancellation policy
For a full refund Guest must cancel at least 21 full days prior to listing’s local check-in time. For a 50% refund, Guest must cancel at least 7 full days before the listing’s local check in time. If the guest cancels less than 7 days in advance or decides to leave early after check-in, the nights not spent will not be refunded.

We are committed to Rent Responsibly standards. This means we follow best-in-class guidelines to ensure you have a peaceful, safe and memorable stay with us. We care a lot about maintaining good relationships with our community, so we appreciate you following these “house rules” during your stay.
LODGING AGREEMENT: The guest booking the property must digitally sign a lodging agreement immediately following the reservation. The most important terms of the agreement are included below, and the guest may cancel a booking penalty free within 24 hours. If the lodging agreement is not completed with 24 hours then the reservation will be cancelled. The agreement will be sent via text message, so please be sure your phone number is correct before booking.
AGE 25 OR OLDER TO BOOK: The guest booking the property must be 25 years of age or older. We reserve the right to request a photo or scan of a government-issued photo ID. The guest who books must stay at the property–you may not book for others if you do not intend to stay at the property.
QUIET HOURS START AT 10 PM: Our property’s quiet hours of 10 pm to 6 am are required by county ordinance and enforced by local police. If the police respond to a noise complaint, every individual on the property may face a misdemeanor criminal charge and be subject to a fine by the county of $300. Failure to abide by the county noise ordinance will result in the immediate termination of the stay without refund.
Past noise complaints have always come from groups of 20-somethings. If you are booking for a group of people in their twenties and you think your group may want to play loud music at any time then do not book this property or cancel your reservation if you have already booked. Find another place for your trip so you do not have your trip terminated early and without refund.
NOISE MONITORING AND SECURITY CAMERA: We use devices that measure volume levels throughout the property (like a smoke detector but for noise) and allow us to respond to noise nuisances before the police are called. The devices are triggered primarily by sustained periods of loud music, not things like loud talking or laughter (which is encouraged!). The devices do not record audio and are 100% privacy compliant. We also have a security camera that records the front door and driveway. This allows us to facilitate remote check in and monitor the property between guests.
ACCIDENT FORGIVENESS: Every stay is backed by our accident forgiveness program. Guests will not be held responsible for damage caused during their stay (up to a maximum of $1,500) if 1) the damage is accidental, and 2) the damage is reported as soon as possible, and by no later than the check out time.
POSSIBLE BACKGROUND CHECK: We reserve the right to use a third-party to verify the guest’s identity and check criminal databases to finalize the reservation. Complete terms regarding the guest verification are provided in the lodging agreement, and can be provided sooner upon request.
NO PETS: No exceptions, sorry. Please don’t ask whether we can allow your perfectly house-trained, hypoallergenic labradoodle to join because we can’t 🙂
LIMITED PARKING: Parking is very tight in the driveway near the house–there is not room for more than two cars. There are two additional parking spots near the top of the driveway (closest to the road), though that makes for a steep walk down the driveway to the house. In inclement weather where road traction becomes difficult, it will be best to park at the top of the driveway and walk down to the house.
STEEP ROADS: Please be aware that the roads up to the top of the mountain and the driveway to the property can be very steep. In the snow it can be difficult to access the property. At all other times access is not difficult, but driving on steep mountain roads may make some people nervous. If that sounds like you, it might be better to reserve a property that is not along the top of the Blue Ridge. Steep mountain roads are often what it takes to get incredible views like the ones from this cabin, and those who can manage the drive won’t be disappointed!
SNOW-INS: During the winter, four wheel drive, snow tires/chains, and a car with good clearance are HIGHLY recommended in the event of a snow storm or heavy rain, as there is a good chance that a significant snow storm could restrict access in and out of the house. You need to use good judgement as to whether to cancel a trip before it begins or leave the house early.
BUGS: This is a house in the woods–that means there are lots of bugs, especially in the summertime. Even if you are careful some of those bugs will find their way into the house. The best way to minimize the number of bugs inside is to keep doors and windows closed at all times. Please also carefully clean up the kitchen every night and securely package up all food.
SMOKING: Smoking is never allowed inside the house. You may smoke outside as long as you clean up after yourself. You may not litter cigarette butts on the deck, in the yard, or anywhere else–butts must go in the trash after they have cooled off.
SHEETS: At the end of your stay you will be asked to strip the sheets off the beds that were used and leave the sheets on top of the beds.
WAIVER OF LIABILITY FOR USE OF THE HOT TUB: By using the hot tub you agree to follow all house rules associated with it and you release the owner of the property and the manager from all liability relating to injuries that may occur while using the hot tub, regardless of whether injuries are caused by negligence.
SEPTIC SYSTEM: This house has a septic system. Grease and oil must never be allowed down any of the sink drains. Feminine hygiene products must be thrown away in a trash can and not flushed down a toilet. Never flush solid trash down the toilet or into a sink drain.
NO FIREWORKS: Fireworks are not allowed.
NO FIREARMS: Guests may not bring firearms or ammunition inside the house.
NO ILLEGAL DRUGS: Guests may not possess or consume any illegal drugs on the property, including cannabis.

We really enjoyed our stay at Mountain Mama’s. It’s a beautiful cabin with amazing views of the surrounding mountains that you can see right from the hot tub or overlook! There were a lot of little details that you can tell were put into the place. The guidebook was super helpful and had literally everything you would possibly need to know about the house/how to use things. The only downfall is the steep driveway which might pose issues to some in the winter, however, this is out of their control and they are open about this in the listing so people are aware ahead of time. The host is super responsive and friendly and wanted to ensure everything was good during our stay. We wish we would have had several more days here because it was so peaceful and relaxing! If we ever find our way back in that area, we will be staying again!

We enjoyed our stay over a long late October weekend. The fall foliage and views were spectacular. We made use of the hot tub and fire pit during our stay. We enjoyed a day trip to Antietam, stopped at Potomac Brewing, Devil’s Due Distillery and a short drive through Harper’s Ferry. The beds were comfortable and the area was quiet and peaceful. Check in, clean up and check out were all a breeze!

The hot tub and fire pit were phenomenal. The kitchen was well equipped with all we needed, the beds were super-comfy, and the bathrooms glistened! And, oh….did I mention the view? Unbelievable, so relaxing for the five of us who really needed a couple of days of total relaxation. Even the rain and wind on Saturday did not deter our enjoyment of the whole place inside and out. Thank you so much! We will be back and want to explore more Mountain Mama vacation locations:~)

Cabin was spotless, very organized check in/out, the website of the house rules and such was well organized and user friendly. The beds were the most comfortable that I’ve ever slept in at any AirBnB. it was a great place to hang out, rest and see some awesome sunsets while in the hot tub.

We were very happy with our stay. It was just what we were looking for. Quiet, peaceful, and with fantastic views. There were plenty of places to visit within a 30 minute drive if we wanted to venture out, but we were also very content with quiet evenings sitting by the fire with a glass of wine. Kitchen was well stocked with cookware for cooking in and the views from the hot tub were great (when the wind wasn’t trying to blow it off the side of the mountain). The bed and pillows were very comfortable and everything was just as described in the pictures and literature. We would definitely make a return visit.

takes a while for the main level to warm up but still cold. Upper level is very warm and hot. The bathroom upstairs was nice. The hot tube was easy to use. Amazon view from the tub. There is a noise level machine, you will get a message if your too loud…beds have an odor….
Please make sure to take ALL you items. When unplugging my laptop charger, a piece was stuck in the outlet.
Asked the owner about, it was found, but the price for shipping a small piece is a ridiculous. Could’ve toss it in the mailbox.
So be mindful, they’ll charge $50 to ship lost and misplace items.

My husband and I loved coming here after our wedding for our mini-moon. The weather wasn’t ideal to do things around town, however Mountain Mama had lots to do in the the space (TV, board games, and the comfiest bed to sleep in) as well as outside the space (rocking chairs with a stunning view and a wonderful hot tub).
Please note that if you are driving to the Airbnb in the dark, it is TOUGH if you are not from areas with dark back road areas. Additionally, please note that it’s very secluded, meaning that almost everything (eg- Walmart, Food Lion) is 20 or more minutes from the Airbnb; however, this type of seclusion is EXACTLY what we needed after a heavy season of wedding planning.
Mountain Mama clearly knows what they’re doing re: running a lodging business. Their lodging/user manual was very well put together and very thorough. They also had a website/blog with wonderful local recommendations, and it’s clear they care about the holistic guest experience. 10/10 stay!!

The road driving into the cottage is steep but not bad. I would visit this cottage again.

The view is unparalleled and the hosts clearly care about their homes – their guidebook has everything you need to know about the property and the surrounding area. The price made it affordable for just boyfriend and me to stay the weekend, but this would comfortable hold a family of 8. Would love to return in the warm weather and take advantage of more of the surrounding area!

This location was super cute and cozy, it’s a great weekend escape in the mountains. The hosts prepared us very well for our visit and were super accessible when needed. We will absolutely come back to one of the Mountain Mama locations for our next getaway!

Excellent place for a quiet retreat or family get away. Literally everything is provided. There’s lots of space and it is super clean. The driveway is a doozy but very safe and nicely paved. Great place! The hot tub is wonderful.
